Manage project or projects to the highest level of client satisfaction. Mentor Project Engineers.

Preconstruction / Estimating / Consulting Services

  • Capable of leading a comprehensive preconstruction effort for a typical PC project including but not limited to cost estimates, cost studies, value engineering, scheduling, constructability reviews, site logistics planning, cash flow projections and attending design progress meetings.
  • Capable of leading a comprehensive bid effort including but not limited to setting up a call sheet, preparing and sending out invitations to bids, advertising as required for public projects or bid strategy, preparing a project manual, distributing bidding documents as required, verifying proper bid coverage, setting up and utilizing estimate template, comprehending and executing all bid requirements including, insurances, permits, MBE requirements, prevailing wage requirements, taxes, bonding requirements, and form of proposal.
  • Develop comprehensive scopes of work as required for contracting a project.
  • Develop subcontract agreements.
  • Conduct subcontract agreement negotiations with subcontractors to achieve the strongest contract for PC.
  • Capable of formulating a Guaranteed Maximum Price.

Construction Services

  • Provide comprehensive construction services as required by Owner Agreements for any PC project.
  • Provide excellent customer service and achieve excellent customer satisfaction. Manage the clients expectations so that PC has the best chance to succeed.
  • Hold biweekly progress meetings with Owner and Architect. Either prepare meeting minutes for the progress meetings, or delegate to a project engineer.
  • Prepare project schedule independently or with the assistance of our scheduling consultant. Provide schedule updates monthly or as required by the contract.
  • Ensure that PC project controls are in place and are being executed in a consistent and professional manner. Project controls include Timberline Project Management software utilized for cost control, and project documentation including RFI's, Submittals, and Meeting Minutes; executed subcontract agreements and proper certificates of insurance are in place prior to subcontractors starting work.
  • Review and track submittals or delegate to project engineer. If a project engineer is performing this task, stay involved on critical submittal items to verify they are being reviewed properly. EG steel, mechanical piping, etc.
  • Prepare RFI's or delegate to project engineer.
  • Prepare Owner change orders and submit for approval. Track with change order log.
  • Evaluate change orders for potential schedule delays caused by the Owner. Track delays and submit costs to Owner.
  • If required prepare monthly project reports for Owner.
  • Review onsite project setup with Superintendent to ensure that all proper site controls are in place including an active Safety Program, a professional office setup meeting job requirements, a site logistics plan. Implementing these are the responsibility of the Superintendent.
  • Prepare and submit timely Applications for Payment.
  • Track project budgets accurately.
  • Develop PC punchlist and get completed.
  • Get Owner and Architect punchlist distributed and get completed in a timely fashion.

Personnel

  • Manage project team members including project engineers as required for the successful execution of your projects.
  • Provide mentoring for Project Engineers
  • Delegate project tasks to Project Engineers as required for a successful project and for their continued training and education.
  • Monitor all delegated tasks for accuracy, efficiency and proper process.
  • Monitor manpower requirements for your projects and communicate to Brett and Ryan. Be cognizant of time periods project staff is covered by job cost and when they may be exposed to company overhead.
  • Monitor and initial timesheets for all team members working on your assigned projects including the Superintendent.

New Business Development

  • Call Architects and Engineers you have worked with and know to drum up business.
  • Call Owners you have worked with and know to drum up business.
  • Follow up with current clients to check satisfaction with team.
  • Networking events and golf outings.
  • Attend prebid meetings.
  • Write technical proposals & do GC's and Fee price proposals
  • Join an industry related organization. Participate in organization networking events.

Supervisory Responsibilities:

Manage project team members including Project Engineer. Administer personnel policies and procedures. Delegate tasks to Project Engineers for timely project completion and for his/her continued training and education; mentor Project Engineers.

Education and Experience Requirement:

  • Bachelor of Science in Civil Engineering or Construction Management/Building Construction preferred.
  • Minimum 5 years of experience in the construction industry.
  • Minimum 3 year(s) of experience leading a comprehensive bid effort including setting up a call  sheet, sending out invitations to bid, advertising as required for public project or bid strategy, preparing a project manual, distributing bidding documents as required, verifying proper bid coverage, utilizing estimate template, comprehending and executing all bid requirements, including required insurance and permits. Understanding of the MBE requirements, prevailing wage requirements, taxes, bonding and form of proposal.
  • Minimum of 3 years(s) experience leading a comprehensive preconstruction effort including cost estimates, cost studies, value engineering, scheduling, constructability reviews, site logistics, and cash flow projections. Understanding of the design progress.

  • Occasional weekend work as needed.
