Plano-Coudon is looking for an experienced Construction Project Manager to advise clients and provide comprehensive commercial construction expertise in estimating, value engineering, scheduling, constructability review, site logistics planning, budgeting and design.  The Project Manager will oversee projects from conception to finished structure bringing client visions to fruition with enthusiasm and outstanding customer service.   The ideal candidate will harbor a passion for building partnerships and foster a work culture built upon positivity, professionalism, integrity, excellence, collaboration and community.

Project Manager Responsibilities:

Preconstruction / Estimating / Consulting Services

  • Lead a comprehensive preconstruction effort for PC projects including but not limited to cost estimates, cost studies, value engineering, scheduling, constructability reviews, site logistics planning, cash flow projections and attending design progress meetings.
  • Lead a comprehensive bid effort including but not limited to setting up a call sheet, preparing and sending out invitations to bids, advertising as required for public projects or bid strategy, preparing a project manual, distributing bidding documents as required, verifying proper bid coverage, setting up and utilizing estimate template, comprehending and executing all bid requirements including, insurances, permits, MBE requirements, prevailing wage requirements, taxes, bonding requirements, and form of proposal.
  • Develop comprehensive scopes of work required to negotiate project and subcontract agreements.
  • Formulate a Guaranteed Maximum Price.

Construction Services

  • Provide comprehensive construction services and manage the client's expectations for PC projects ensuring excellent customer service and customer satisfaction.
  • Conduct biweekly progress meetings with Owner and Architect to include preparation or delegation of meeting minutes to a project engineer.
  • Prepare project schedule independently or with the assistance of our scheduling consultant. Provide schedule updates monthly or as required by the contract. If required prepare monthly project reports for Owner.
  • Ensure that PC project controls are in place and are being executed in a consistent and professional manner. Project controls include Procore Project Management software utilized for cost control, and project documentation including RFI's, Submittals, and Meeting Minutes; executed subcontract agreements and proper certificates of insurance are in place prior to subcontractors starting work.
  • Manage manpower requirements and project staff coverage by job cost; communicate when exposed to company overhead.
  • Review and track submittals. Monitor critical submittal items to verify they are being reviewed properly. EG steel, mechanical piping, etc.
  • Proactively track budgets and project activities using change order logs, anticipate potential schedule delays and submit costs to Owner for approval.
  • Provide monthly project profit reporting
  • Review onsite project setup with Superintendent to ensure that all proper site controls are in place including an active Safety Program, professional office setup meeting job requirements, a site logistics plan.
  • Prepare and submit timely Applications for Payment.
  • Develop, distribute and complete PC, Owner and Architect punchlists in a timely fashion.

 Business Development

  • Network with Owners, Architects and Engineers to create and follow up on potential business leads and maintain existing client relationships.
  • Write technical proposals & do GC's and Fee price proposals
  • Join an industry related organization, attend organization networking events and golf outings.

Supervisory Responsibilities:

  • Manage and mentor project team members; delegate project tasks to Project Engineers as required for a successful project and for their continued training and education.
  • Monitor and initial timesheets for all team members working on your assigned projects including the Superintendent.
  • Administer personnel policies and procedures.

Minimum Qualifications:

  • Bachelor of Science in Civil Engineering or Construction Management/Building Construction preferred.
  • Minimum 5 years of experience in the construction industry.
  • Minimum 3 year(s) of experience leading a comprehensive bid effort including setting up a call sheet, sending out invitations to bid, advertising as required for public project or bid strategy, preparing a project manual, distributing bidding documents as required, verifying proper bid coverage, utilizing estimate template, comprehending and executing all bid requirements, including required insurance and permits. Understanding of the MBE requirements, prevailing wage requirements, taxes, bonding and form of proposal.
  • Minimum of 3 years(s) experience leading a comprehensive preconstruction effort including cost estimates, cost studies, value engineering, scheduling, constructability reviews, site logistics, and cash flow projections. Understanding of the design progress.
